My partner in crime, Eliel, has been in the real estate industry for the past 15 years – he is very good at it. I saw some of the projects he’s handled, and met some of his clients like politicians, businessmen, and ordinary smart investors. Some clients buy units for personal use, and some buys to earn through monthly lease.
Ironically, he hates the industry that loves him. For the past 5 years, he’s been saying “NO” to all job offers related to real estate. BUT, there’s ONLY one project that convinced him to work in-house again, successfully convinced his inner drive.. it’s Avida Towers Alabang. And yes, I was also convinced :) Im the Project Specialist, he’s my Branch Manager. hehe. funny but true.
Let me share why we were convinced.
1. The developer of Avida Towers Alabang is Avida Land and Ayala land — both Ayala Companies. Rest assured, buyer’s financial investments are secure and the quality is of good standard.
2. I attended some events at GCF Alabang not-so-long-ago. GCF stands for Greenhills Christian Fellowship, in Alabang. If you know GCF Alabang, their former building in Madrigal Business Park is the exact place where Avida Towers Alabang will rise. I tell you, that place is a holy ground :) GCF now built their own sanctuary in Daang Hari.
3. TWO thumbs up on Avida Alabang’s location (not only because it was formerly GCF). Beside Avida Towers Alabang are CITI bank towers, PLDT, Meralco, MSA Tower, CCF Alabang. Residential areas within the vicinity is Alabang Hills. Aside from the building’s retail stores.. It is walking distance from ATC, and other commercial stores in Madrigal Avenue. It is near everything – hospitals, malls, churches, offices, grocery, food stores, gasoline stations, and more. And the Alabang community, is a high standard community.
4. It is CHEAP. You can own a unit as low as 1.6M – can be paid in terms, with 0% interest promo. Super duper cheap for a great community in Alabang.
5. Lastly, and definitely not the least.. the permit to sell units in Avida Towers Alabang started only March 1, 2010. Good units are still up for grabs – meaning, you can still choose what floor level, the view, the unit size, and it is at its cheapest value.

no resolutions — just goals :)
5 January’s of the past years, i’ve written down my goals to accomplish in 12 months. Im happy coz at the end of each year, i have a good achievement rate of at least over 60%. This 2010, i’ll post it here. Lets see what happens in 12 months :)
• at least 1 out of country trip (US as the first priority)
• at least 2 out-of-town adventures (coron, davao, batanes, camsur, or cagayan de oro)
• earn my first million :)
• own a warehouse, with showroom
• manual driving :p im too comfortable with matic
• venture in importing/trading business
• venture in online business trading (check!)
• be active again in church (yah, yah, i know)
• support more organizations (priority – kids and rural poor)
• improve self care :) more shopping, salon, derma treatments, spa, shopping, shopping.. and shopping. hahaha. i just wanna say that even it aint my goal :p
this year is my business year :) 2010 is definitely gonna be one of the best years evah!! :)

One of the first lessons i’ve learned in Geometry is that the shortest line is a straight line. The more curves you walk through, the longer time you spend walking, and the more steps you had to make. Worst is that, when you make a wrong turn, you have to walk back – wasting more time, effort, and energy.
Of course, walking straight to your goal seems to be impossible. But eliminating unnecessary curves is surely achievable by simply having the right mentor. As my mentor said “there’s nothing new under the sun”.. someone must have gotten to your place, made a decision, and has achieved or failed. A mentor can teach you the right decision to make.
I am blessed to have found great business mentors. My mom has always been a mentor even if she’s not around anymore. She’s the first businesswoman i’ve evern known (have I told you she opened a “Jenny’s Chicken” restaurant?, hahahaha). My brother, kuya dave and wife ate nory, has been my inspiration and has opened my eyes to the world of entrepreneurship starting the age of 10. Most of what i know now, is from what i’ve learned and observed from them for the past many years.
And meet my new found mentors — kuya myk and kuya jesse encarnacion — the superrr brothers :) how i met them? it was a gift from heaven :) because im a proud protegee, kuya jesse was a vp for risk management in JP Morgan Chase in New York.. and now he has a business relationship with a company in Singapore.. and the long list goes on and on and on :) kuya jesse cracks my head open whenever we talk. He specializes in Risk Management, Regulatory Compliance, Business Structuring and Strategic Planning.. and more :)
I am a proud student. And i must say that life is so much easier if you have a mentor. Everything becomes easy easy easy :)
