Is it Hard? Must be Worth It

Goals that are most difficult to achieve are the ones actually worth it.

The past 2 months had been tougher than what i thought i could handle – talk about troubles pilling on top of each other.  It was very difficult, and I had been asking the Lord constantly “how?, how do i get through it with my sanity intact?” The Lord was very silent, yet i know His presence was 100% there.

Nakakahinga na ko ngayon. Indeed He has his answers, and it was just perfect.  Hindi pa tapos ang laban. I only have 7 days to comply with my minimum requirement with Avida, doze of faith to keep our cash flow rolling, and my exclusive 1 year agency contract in BF Resort is about to begin.

My big dream is not easy to achieve, its HARD WORK.

His Ways are Higher than our Ways

It only takes a miracle to have the answer that I needed. I specifically prayed for a huge provision for my project in BF Resort, but it didn’t come in my timeline.

His ways are higher than my ways, His thoughts are higher than our thoughts.

I’m on the red. But in Him, there is always hope.  I know Him, and He knows me. Ngayon pa ba nya ako iiwan? I know He’ll never leave me nor forsake me. I know.

 

My Business is God’s Business

i need half a million in 3 weeks. that, i finally got it out of my chest.

my house renovation project at bf resort, las pinas is moving faster than i expected, and more expensive than we initially thought. But through prayers and His messages, i know, this is where He’s leading us. He has been affirming it over and over again.

The financial part of this equation is the Lord’s part. The first part is already settled, but the last stretched (half M), is totally God’s share in this project.

I eagerly wait for His miracle, because truth is, di ko alam san ko to pupulutin.  All i can do is wait for His instructions, follow His prompts, and trust that everything is going to be ok.

Sometimes, being melancholy, i tend to be anxious and actually be scared of the position that I’m into, considering na wala akong ganitong kalaking receivable in 3 weeks time. Workable lang ang meron ako.

Faith is all i got, faith as big as a mustard seed that can move the mountains.  I trust that the Lord will take care of this.

Mark this day, after 3 weeks, i’ll tell you how the Lord answered my prayer :)

In all my life’s victories, achievements even at my young 28 years of existence, i must admit that everything that I am now is but by the Lord’s grace and mercy in my life.  From rock bottom of hunger, abandonment, and brokenness.. to a beautiful (not problem-free) life on earth and later, the best life, in heaven.

this is the song of my heart today, like many other days. I hope you get inspired, and you too will experience the super duper great life in Christ like what I’m experiencing in Him. The key to that — is a personal relationship with Him :)

broker’s accreditation update

so far, i have signed the contract already with dmci homes, smdc, avida land, bay horizon, and tomorrow, with amaia land.  I have been emailing pro-friends for brokers’ accreditation for a particular client request, pero ang bagal nilang sumagot, even with follow-up emails.

It’s good, because now, i see the pros and cons of each developer and my eye lenses on real estate in the Philippines is getting clearer.

Blessings today:  my friend and churchmate, JV, will help me with my company logo (pro bono) and i am closing 1 bedroom unit with balcony at Avida Towers Alabang.  thank you Lord :)

 

 

i love you raffle!

every quarter, sometimes every month, Avida Land Corp is giving away lots of raffle prizes. We’ve won atleast 3 mobile phones, 1 HP printer, havaianas gift certificates, starbucks thumbler, etc.

Yesterday was the semi-annual raffle draw, and i was praying to win the Honda City, we had one chance of winning. Well, we didn’t win the Honda City, but, we went home with a 32′ SONY LED TV!!! yey! it was the quarterly grandprize, 2nd best prize for the night (next to the car).

thank you Lord for yet another surprise. we went home all smiles. imagine the chance of getting picked out of thousandssss of raffle entries! :) thank you Lord talaga! :)

Broker’s Accreditation with DMCI

DMCI is definitely one of the developers in my head to be accredited with. They have 20+ house and lot, low-rise, mid-rise, high-rise, and hybrid developments — its like a one shot accreditation for a massive option of projects at various locations in Mega Manila.

So how do a licensed broker get accredited with DMCI homes?

First step, attend their Foundation Training. I attended one this morning, and as they said, they conduct 2 foundation trainings per month. I spent 8 hours of my day today at DMCI homes’ office – from 9am until 5pm or so.

Although DMCI is located in Makati, it’s location is a bit hard to find and quite unfriendly to commuters. Here’s their address:

DMCI Homes Corporate Center
1321 Apolinario St.
Bangkal, Makati City

Be sure to check Google map ahead before your training, because if you’re not familiar with the area, its easy to get lost.

Right after training, you have to fill out their “E-Broker Sales Application Form” and submit the following:

  • 2×2 Picture with white background
  • 1×1 Picture with white background
  • Photocopy of Business Name (if applicable)
  • Photocopy of Certificate of Registration
  • Photocopy of Broker’s License ID
  • Realty SEC Registration (if applicable)
  • Company profile (if applicable)

After 3-5 days, you have to call them back to confirm if your contract and ID is ready. After signing your contract, you have notarize it and bring it back to them. According to our training, the contract is only valid for 1 year and has to be renewed annually.

I’ll probably get my ID and contract by Wednesday. will post updates later

Because I always love freebies, and Do-It-Yourself is my first and primary choice for all that i oath to do — putting up my own website has always been DIY. I make use of multiply like http://avidatowersalabang.multiply.com/ or i bought my own hosting and domain and installed free wordpress theme like http://avida-land.com/. Ika nga, kung san makakatipid, dun ako :)

But since Brick and Click Realty has specific needs, hindi na kaya ng multiply o libreng wordpress theme yung mga specific requirements ko. I had to turn the table from registering to free websites and posting only what it can, to telling what i need to post, and the developer will customize the website for all my needs — syempre, this means COST.

Believing and realizing the need for a customized web development, nag canvas ako. I preferred asking development companies or freelance developers na hindi ko kilala from the same industry I’m in (talking about industry ng SEO/SEM). Medyo na trauma lang ako pag kilala and too familiar, its hard to put professional boundaries over friendships.

Now I’m done with the planning stage, and I’m in the middle of drafting the sub-pages.  About a week ago, i signed the contract with Bluebox Design, and so far its good.
